This eye-catching residential scheme answers the need to bring affordable large family homes back to our inner cities.

The Tarling Regeneration Project is a 221 unit (75% affordable) development of mixed-tenure and commercial uses by One Housing Group. This was an ambitious programme for a 0.72 ha site previously lacking vibrancy and quality.

The overall design, completed in partnership with Stock Woolstencroft, has transformed the post-war housing estate into an active street-based urban fabric with four distinct urban blocks, delivering different types of amenity and living environments.

S333’s Block 3 recasts the terraced row - a combination of apartments and a 21st Century reinterpretation of the archetypal British terrace house typology - in a form that best responds to today’s living requirements and the intensity of gritty urban surroundings. This is achieved by combining the familiar terraced house with clever spatial design, robust construction and a hint of adventure, delivering ambitious levels of private and communal amenity space, necessary to keep large families in the heart of London.

The result is a new concept of family urban living in a tough inner city environment - all for a standard social-housing construction budget.

Social, economic, spatial and environmental integration means that housing has to work harder to deliver successful and active urban streetscapes lost to this part of London.

For S333 the challenge was to deliver the qualities of large, single-family homes (accommodation ranges from 1-bedroom apartments to 10-person, 6-bedroom houses) on a residential street, in a secure and protected environment. S333 exploited the wedge-shaped site to deliver the different sizes of homes required. The project pulls in all the traditional forms of amenity, public space, car parking, and private gardens into one building envelope filling the entire site.

Our approach was to combine the terraced house with the patio house. This gives privacy through a range of breakout spaces, patios, roof gardens, terraces, and balconies. The living space can be opened up to create a large indoor/outdoor room in the summer. An integrated carport buffers the street, and large balconies create a threshold and passive surveillance. The entire roof is a generous and secure play area.

Putting the car, garden, stairs, and bathrooms in strategic locations allows the house to function in different ways. Firstly, the different types of outdoor space create a potential to divide the house into apartments or to separate the ground floor from the upper floors. Secondly, strips of accommodation on the front and back of the upper floors allow them to be adapted as living rooms, or workspaces.

Experience in industrialised production standards has taught S333 how to use familiar, inexpensive materials in an unfamiliar way. It is the first use of polyester concrete in the UK. The use of texture and the careful setting out and alignment of standard panels create finishes that look more expensive than they really are.
